Assumptions for today's pricing are: 780 or better FICO score,  loan amount of $300,000.00, 20% or more equity in the home to be financed (appraisal may be required), purchase, single family residence, owner occupied. Adjustable rate will typically be locked for the first 5 years (unless a different term selected) where on the 5th year of the loan the interest rate will be derived from the index (typically the 6 month SOFR) plus the margin, in this example 2.75% (2/1/5). Every 6 months after the fifth year the rate can adjust semi-annually no more than 1% with a lifetime cap of 5% above the initial start rate. Pricing and terms may differ based on lender specific terms dealing with debt to income ratios. Prepayment penalties may apply for adjustable rate jumbo product for the first 12 months of the loan. MAC5 offers loan products that will support lower FICO scores, higher loan to values and higher debt to income, pricing will vary based on lenders risk based pricing options. Pricing is presented with up to 1% discount. Rate does not include closing costs. APR presented reflects estimated closing costs that may be associated with a specific loan. Closing costs may be covered by the seller and/or the lender and/or the borrower depending on the negotiated terms and conditions of the loan.
